Consider all of the steps that go into prepping your building site or prepping for a foundation or new construction:

  • Clearing the land, involving removing vegetation, trees, rocks, and other obstacles from the area.
  • Leveling the ground can involve substantial earth moving or filling if you’re dealing with steep grades, hills, or uneven ground, and compacting the soil to provide a stable base for building.
  • Foundation prep involves digging the trenches or footings that are necessary for the foundation of the home. This must be below the freezing line in the soil to ensure that your foundation won’t move or heave with freezing and thawing ground. In the Northeast, that can be 4 feet down!
  • Install and run utilities: connect the building site to water, sewer (which might be on-site septic), and electrical services.
  • Prepare and install a driveway, constructing a driveway to provide access to the home by removing the topsoil and providing a stone or gravel base, in addition to paving if you like.
  • Install proper drainage, not just on the home (like gutters and downspouts), but on the site to prevent flooding, erosion, and water damage. Good site prep considers the entirety of your project, including 20 years down the road.
